Preparing an Investment Property Before New Tenants Moved In

When Sarah purchased an investment property in Freshwater on Sydney's Northern Beaches, she wanted to ensure everything was in good working order before welcoming her new tenants.


After receiving the building inspection report, Sarah took a proactive approach and immediately contacted Eze-Flow to investigate the major plumbing defects identified within the property's sewer system.


Using a CCTV drain camera, Eze-Flow carried out a comprehensive inspection of the sewer line. The investigation identified broken sections of the existing clay sewer pipe, significant tree root intrusion throughout the system, and damaged pipework requiring repair.


By proactively addressing these issues before leasing the home, Sarah could confidently hand over the property to her Property Manager with a fully functioning sewer system, helping to avoid future costly emergency plumbing call-outs.

The Problem

 Eze-Flow Plumbing's Solution

As the blockages had already been identified during the initial inspection using our CCTV drain camera, the approved works commenced by high-pressure water jetting the affected sewer lines to cut through and remove all tree roots and blockages throughout the system.


It's important to understand that high-pressure water jetting is not a permanent cure for tree root intrusion – it's more like giving the tree roots a haircut. While the roots inside the pipe are cut out and removed, restoring full flow through the sewer, the roots outside the pipe remain alive and will eventually grow back if they are entering through cracked or damaged sections of pipe.


For now, Sarah has chosen to manage the affected sewer line with scheduled preventative maintenance and regular drain cleaning rather than undertake pipe relining. By inspecting and cleaning the sewer every nine months, Eze-Flow can continue to monitor the condition of the pipework, remove any regrowth before it becomes a blockage, and help minimise the risk of future costly emergency plumbing call-outs.


Further CCTV investigations confirmed a broken and shattered clay sewer elbow outside the main WC line. Excavation was carried out to expose the damaged section before it was removed and replaced with new 100mm PVC pipework. A new inspection opening was installed, providing improved access for future maintenance, drain cleaning and CCTV inspections.


Additional upgrades were completed at the base of the existing galvanised sewer stack vent. The deteriorated base was rebuilt in 100mm PVC pipe with a new screwed access cap, providing improved access for future drain cleaning and CCTV inspections.


All excavation areas were backfilled and reinstated on completion.


Following the repairs, the entire sewer system was re-tested and checked using a CCTV drain camera to confirm the line was flowing correctly, with all tree root blockages removed and the repaired sections performing as intended.

Following completion of the works:

  • Tree root blockages successfully removed from the sewer system
  • Broken clay sewer sections repaired and upgraded to PVC
  • Sewer flow fully restored throughout the affected pipework
  • New inspection openings installed for easier future maintenance cleans
  • Risk of future sewer blockages and emergency plumbing call-outs significantly reduced
  • Investment property prepared for new tenants with confidence


The Freshwater property now benefits from a properly functioning sewer system, giving Sarah peace of mind before her tenants moved in.

By taking a proactive approach and addressing these issues before leasing the property, Sarah has future-proofed her investment against unnecessary emergency plumbing call-outs and unexpected plumbing issues.


With scheduled 9-monthly CCTV inspections and high-pressure drain cleaning, Sarah can be confident her sewer system will continue to be monitored and maintained, helping to minimise future tree root intrusion and avoid unnecessary headaches down the track.

When Holly in Warriewood on Sydney’s Northern Beaches engaged Eze-Flow to address ongoing drainage issues around her property, the backyard had been experiencing constant water pooling and flooding in the backyard during heavy rain.
